This five star property is one of Mammoth's most desireable addresses, with easy access to the golf course in the summer and just a short drive to Eagle Express in the winter.Timbers #31 is a four bedroom with a den, three and a half bathroom multi-level home that is the perfect mountain getaway. The craftsman attention to detail is evident throughout this stunning home with maple hardwood flooring, slate entry, Burber carpet, granite counter tops in the kitchen and bathrooms and beautiful maple cabinetry throughout. The grand room is open and spacious with a gas burning fireplace, open ceiling, over stuffed leather sofas, a big screen TV with surround sound and a DVD player. The gourmet kitchen is the center of this home with deluxe GE profile appliances, generous counter space and garden style dining table that seats ten comfortably. Timbers #31 is an excellent place for festive family gatherings or a quiet elegant location for a business retreat. Other amenities at Timbers #31 are; private Jacuzzi on the downstairs deck, a regulation size pool table in the loft, two car garage with a private driveway and a large laundry room for your convenience. This unit does not offer internet access. This unit has a THREE CAR MAXIMUM that is strictly enforced by the home owners association. There is a $400 security deposit on this unit that is refundable with in 14 days of departure. The summer rate is $475 per night with discounts of 10-30% for stays of four nights or more. Winter rates are; midweek $715, weekend $790, holidays are $1095 per night. Ask about our four or more night specials. The master bedroom has a king, the second bedroom has a king, the third bedroom has a queen and the loft has a euro-bunk (a bunk bed with a double on the bottom and a twin on top). There is also a sleeper sofa in the living room. The maximum occupancy is 10 persons.

The unit your are booking
is a privately owned comdominiums managed by a local management company. The
units are tastefully decorated by the owner with your comfort in mind. They
are located in residential developements, many have common walls. Please do
not plan large parties, or plan to exceed the number of people allowed in each
home. The property manager is not responsible for changes in furnishings,
bed arrangements, and equipment made by the homeowner.
Holiday minimum day
requirements will vary from 3 to 7 nights depending on the holiday you have
booked. If you have booked a property for less than the minimum stay for that
property, we will contact you to find you another comparable
property. If we are unable to find an alternative property to suit your needs,
we will cancel your reservation at no charge.
Payment. Once you
reserve the property, half of the Total Reservation Amount is due upon confirmation
of this rental. The balance is due 15 days prior to your arrival date, 30 days
for holiday bookings. If you are reserving a property within 15 days of the
arrival date the Total Reservation Amount is due immediately. We gladly accept
personal checks for reservations made at least 30 days prior to arrival. All
other reservations must be paid by a credit card, money order or cashier’s check.
If you are arriving within two weeks of the booking we will immediately charge
the full amount of your reservation to the credit card given and fax a copy
of the credit card draft along with a confirmation agreement to you
We reserve the right to
cancel any reservation made under false pretenses, for groups exceeding the
occupancy of the house or non-payment.
Cancellations must
be submitted in writing 15 days prior to your arrival date, 30 days for holiday
periods. Last minute cancellations or no-shows will result in the forfeiture
of all rental funds. All refunds are subject to a $60 cancellation fee. Please
be aware your inquiry is a RESERVATION REQUEST ONLY! A valid credit card is
required to submit this reservation request online.

Confirmation. Your
are submitting a Reservation Request and not guaranteed a booking until confirmed.
You will be contacted within 24 hours to confirm your reservation. We will NOT
charge your credit card without your permission unless you are arriving within
two weeks of the date you make the online reservation request. ALL credit card
sales require a fax signature on a photo copy of the actual credit card draft.
If we are unable to reach you within two days your reservation may be cancelled.
