The nightly rate for the summer of 2008 has been reduced to the posted spring rate. This discounted rate is due to the condominium complex undergoing an extensive exterior construction project, including but not limited to: re-siding, patio and deck repair, as well as the swimming pool, spa and club-house being closed for the season. If you plan on being at the nearby beaches, golfing, hiking, boating, biking, etc. during the daytime hours, this may be the ideal property/location for you. No refunds, No additional discounts, or relocations available for this property/location due to the construction project. Renter acknowledges and understands that there will be abnormal amounts of noise (Monday  Sunday 7:00AM to 7:00PM), heavy equipment, construction personnel, etc. on and/or around the premises. Renter also acknowledges and accepts the additional risk associated with being in close proximity to a construction project. Renter agrees to indemnify and hold harmless Goldfish Properties @ Lake Tahoe, the property homeowner, the Forest Pines Condominium complex and the Forest Pines HOA.

Payment Policies

DEPOSIT AND FINAL PAYMENTS Deposit of 25% of the total rent is due to Goldfish Properties to confirm you reservation. All deposits must be received within 7 days of the booking date. Final payment on the reservation is due 45 days prior to arrival. If arrival is less than 45 days from the booking date, final payment will be due immediately. As renters, you must assume responsibility for any damage that has occurred to the unit and adjacent common areas. A credit card may be used for payments and security deposit guarantee. When we receive this signed authorization you are authorizing Goldfish Properties to bill your credit card for payments indicated, for any damages, lost keys or remotes, extra cleaning needed or unpaid obligations you may incur. If we do not have this credit card authorization for the required security deposit, payment by check of $300 is required at final payment

CANCELLATIONS AND REFUNDS Cancellations and/or reservation changes must be submitted in writing and acknowledged by Goldfish Properties. Cancellations made 45 days or more in advance of your arrival will receive a full refund of all deposits, LESS A $50 CANCELLATION FEE. There are no refunds for cancellations and/or reservation changes made less than 45 days in advance of arrival. There are no refunds for poor snow conditions, severe weather or early departure. Holiday Cancellations (Presidents Day, 4th of July, XMAS, New Years) Cancellations and/or reservation changes must be submitted in writing and acknowledged by Goldfish Properties. Cancellations made 60 days or more in advance of your arrival will receive a full refund of all deposits, LESS A $50 CANCELLATION FEE. There are no refunds for cancellations and/or reservation changes made less than 60 days in advance of arrival. There are no refunds for poor snow conditions, severe weather or early departure
