Location: Rosewood Cottage is located in the redwood forest along Austin Creek, with private creek access just across the road. (please note: The creek may be dry in September). Dry or not, you can walk ¾ mile down the creek to the Russian River. It's just a few minutes drive to local hangout Raymond's Bakery and downtown Cazadero's general store, and about five minutes to kayak rentals, shopping, and dining at Duncans Mills. The Pacific Coast beaches are a ten minute drive west.
House: Rosewood Cottage is one of the brightest homes in Cazadero, tastefully-decorated with skylights in every room. The open plan of the home is enhanced by large windows with views of the lush gardens and redwoods beyond. This main living area is split level with a single step. Heated by a wood-stove, the living room has a sofa and three comfortable recliners, and features a flat screen TV with premium channels and DVD. The fully-equipped kitchen is just a step away from a gracious dining set seating six. This home sleeps six in three bedrooms. In the main house, the master bedroom suite features a sumptuous king bed and bathroom with shower only. Beyond the kitchen, there's a small bedroom with a double bed and a bathroom with tub/shower. Detached from the house and accessed by 10 feet of sheltered deck, another beautiful, spacious bedroom has another king bed and is heated with an electric fireplace. This lovely cabin has wireless high-speed Internet access.
Grounds: Located at the base of 3½ acres of forested hillside, Rosewood Cottage has a very private yard, with secure 8 ft fencing on all sides. There are no near neighbors. The landscaped gardens feature sculpture, seating areas and two decks, with a tranquil zen atmosphere. The completely private front deck has a 2-3 person hot tub surrounded by redwoods, greenery and flowers. The other totally private deck to the side of the house is in a sunny clearing with charcoal barbecue, patio dining and hammock. Just off this deck, there's an outdoor firepit on gravel with surrounding seating. This home has four shallow steps to the front porch from the parking area.

Payment Policies
PAYMENTS BY CHECK:
If you are paying by check, we allow you five days to return the signed contract with your payment. If there
is sufficient time, you pay 60% of the rent now and the remaining 40% plus tax, cleaning and damage waiver 30 days
before your arrival date.
PAYMENTS BY CREDIT CARD:
We accept Master Card and Visa. If you are paying by credit card, you must fax back your signed credit card
authorization and the pages of the contract requiring a signature as soon as you've had a chance to review the
contract. Generally we expect it the same day. We will charge the entire balance at once. If the booking is to
occur within ten days we will require credit card authorization by telephone and the charge will be run that same
day.
Once you book a house, that house is off the market to anyone else. Therefore, all payments for bookings are non-refundable unless we re-book the house, in which case there is a $50 cancellation fee. Although we generally do re-book given a reasonable amount of time, there is no guarantee that we will. Full refunds are available if flood warnings affecting your rental are posted within 3 days of arrival date. If prior to or upon your arrival, your house is not available due to any condition or problem beyond our control, we will move you to a reasonably comparable house, providing one is available.
